If any of the following conditions exist, you may have an edge when it comes to negotiations: an interest rate that's good; a good location; a house in immaculate condition; other properties you may want to sell (for a volume discount); if you're willing to take some of the burden of selling; or if the agent has a buyer on hand.

 

Remember that you will most likely be dealing with an agent and not the broker. Agents cannot negotiate a commission without the consent of their broker.

What’s Your Home Worth?

Before you meet with a San Diego real estate agent, get an idea of what your home is worth. Check out other homes in your neighborhood that are similar to yours and find out the selling price. You could also have your house appraised by a licensed professional.

The Local San Diego Market

Do your homework and learn as much as you can about the San Diego local market. If the market leans toward the seller, you will, in most cases, have more negotiating power with your San Diego real estate agent.

Price or Percentage

Establish exactly what price or percentage you are willing to pay before negotiations on the house begin. Your San Diego County real estate agent’s commission should be perfectly clear. Get the amount in writing.

Discuss a flat fee (one charge, no small print), a dual fee (you pay a percentage if the house is sold with a broker and a smaller percentage if your house is sold by the listing broker), or a consulting fee on an as-needed basis. Sometimes additional costs pop up, it’s a good idea to know what to expect. Compare costs before selecting your option.

Shop Around

You can find San Diego real estate agents everywhere. You can find them on the Internet, in the phone book and in newspapers. Talk to as many real estate agents as time permits, and find one you are comfortable with.

Slight of Hand

Real estate firms will charge you a flat rate to sell your home instead of using a percentage of the selling price. Some real estate firms may offer discount prices. While most San Diego real estate firms are reliable and professional home sellers, be aware that scams do exist.

Beware of agents who say they can get an inflated price for your home. Some do this just to get the listing but end up selling at a much lower price—after wasting a lot of valuable selling time. Alternatively, be wary of agents who suggest an overly low price just to get a quick sale. To protect yourself, contact the Better Business Bureau or the San Diego National Realtor’s Association with questions you may have about specific San Diego County real estate agents. Both are available on the Internet and by phone.

Before You Sign

When figuring your San Diego County real estate agent’s commission, take the time to do the research necessary so you can make an informed decision. Get everything in writing and make sure that you read every word on the contract before signing on the dotted line. If you are unsure of any part of the contract, ask questions. Consulting a real estate attorney will assist you will the legalities.
